We're Genessa and Peter, and we help Airbnb hosts in Dumaguete and Negros Oriental run their places without being glued to their phones.
Peter hosted on Airbnb in Germany for over four years. Genessa works in real estate here in Dumaguete and knows the area, the properties and the people who keep them running. Between the two of us, we know what guests expect and what owners worry about.

The exact rate depends on your property and on how much you'd like us to handle. We agree on it together after the free listing check.
What's included:
- All guest communication: questions before booking, everything during the stay, and whatever comes up after check-out. Fast, friendly, in English or German.
- A proper look at your listing: we go through the title, description, photos, amenities and house rules and tell you what we'd change, so guests know exactly what they're booking.
- Reviews: we reply to them and keep an eye on what guests mention more than once, because that's usually something worth fixing.
- Someone who's there when things go wrong: a guest who can't get in, an aircon that stops working, a brownout on a hot afternoon. You don't have to be on call.
Airbnb has a built-in co-host feature. You simply invite us to your listing and decide what we're allowed to access. You never have to give us your password, and you stay the owner of your listing at all times.
Extra exposure: more people see your place
Airbnb is a great channel, but it shouldn't be the only one. We also feature your property on our own sites:

On top of that, we promote your listing on Facebook and Instagram.

To be honest about timing: the first inquiries usually come in after 4 to 8 weeks, sometimes it takes 12 weeks or longer. How fast Google or AI search tools like ChatGPT pick up a new page is out of our hands. What we can do is set everything up as well as possible from day one.
How it works
- Send us your listing. Just the Airbnb link is enough.
- We take a look, for free. You get honest feedback on what's working and what we'd improve, whether you book us or not.
- We agree on what we handle. Only messages, the full package, or just the promotion. Your choice.
- You add us as co-host on Airbnb and we get started.
Questions we get asked
Do I need to give you my Airbnb login?
No. Airbnb's co-host feature lets you invite us with exactly the permissions you choose. You can remove us at any time.
I live abroad. Does that work?
That's actually where co-hosting helps the most. Many owners of properties in Dumaguete live in Manila, Cebu or overseas. We're here, you're not, and that's fine.
I only have one small apartment. Is that worth it?
Yes. Small places get just as many messages as big ones. And if you're unsure, start with the free listing check and decide afterwards.
