These terms apply to the use of genessahomes.com and the AI interface at https://genessahomes.com/mcp. The website is operated by Genessa Homes, Dumaguete City, Negros Oriental, Philippines (contact details on the About page).

2. Property listings

• Listings on this website are for information only and are not a binding offer to sell or rent. Properties may be sold or rented in the meantime, and prices may change.
• Property details (size, features, title status, location) come from owners or partners and are presented carefully but without guarantee. Only the documents and contracts at the time of purchase or rental are binding.
• US dollar amounts are rounded estimates based on an exchange rate; the price in Philippine pesos (PHP) is authoritative.
• Properties are brokered by Genessa Nacional, Real Estate Consultant (Filipino Homes). A contract is only concluded by explicit agreement.

3. Guides and blog

Guides, FAQ and blog articles provide general information and our own experience. They are not legal or tax advice. Philippine regulations can change – have contracts and titles checked by a Philippine lawyer before you buy.

4. AI interface

• Through the AI interface, AI assistants such as ChatGPT or Claude can retrieve our published listings and guides free of charge. It is read-only and does not send messages.
• The answers of your AI assistant are written by its provider, not by us. The information on our website and in personal contact is authoritative.
• The number of requests is limited. Attacks, overloading or bypassing the limit are not allowed. We may change or switch off the interface at any time.

5. Contact via WhatsApp and Facebook

For contact we link to WhatsApp and Facebook. Their own terms and privacy policies apply there.

6. Copyright

Texts and photos on this website are protected by copyright. AI assistants and search engines may reproduce short excerpts to answer user questions, with a link to the source. Any further use requires our consent.

7. Liability

To the extent permitted by law, we are not liable for decisions made on the basis of information on this website or answers given by AI assistants. This does not limit liability for intent, gross negligence or injury to life, body or health.

8. Privacy and final provisions

How we handle data is explained in our privacy policy. We may amend these terms; the version published here applies. The laws of the Republic of the Philippines apply. If any provision is invalid, the rest remains effective.
